The first homes at Cambium Square in Cambourne are finished, and the development has opened to the public. It will have 256 homes when complete, and 102 of them are affordable.

A ribbon was cut on Thursday 17 September. The scheme is the first built by the South Cambridgeshire Investment Partnership (SCIP), a 50:50 joint venture between South Cambridgeshire District Council and housebuilder The Hill Group, set up in 2020. Who the homes are for

The site is on land within Cambourne Business Park. The 256 homes break down as:

  • 72 council homes for affordable rent, built to Passivhaus principles
  • 30 shared ownership homes
  • 154 homes for private sale

The affordable homes range from one-bedroom flats to four-bedroom family houses. SCIP says the 102 affordable homes will be managed by the council, and that they are 40% of the scheme.

What the homes for sale cost

Hill’s sales page lists five homes available today. All have four bedrooms. (Hill, Cambium Square, checked 27 September 2026)

The development page says the scheme will offer two to five bedroom homes. No two or three bedroom prices were listed when we checked.

For context, Land Registry’s figures for July 2026 put the South Cambridgeshire average at £403,783 for a semi-detached house, £636,197 for a detached house and £329,171 for a terraced house. (HM Land Registry UK House Price Index) Those are mean averages of every sale of that type, of any size and age. So they are not a like-for-like comparison with new four-bedroom homes. Still:

  • the Orchard semis are about £156,000 above the district’s average semi
  • the Greenway detached house is about £16,000 below the district’s average detached house
  • the Eden terraces are about double the district’s average terrace

What else is being built

According to the council, the scheme also includes:

  • homes with no gas, heated by air source heat pumps, with solar panels
  • a 20% increase in biodiversity, with habitat work at nearby Boxworth
  • a traffic-free “foraging route” with edible planting, linking Lower Cambourne and West Cambourne
  • The Orchard, a green space with meadow grasses, Cambridgeshire fruit trees and play areas
  • children’s play areas, parkland and a market square
  • a local amenity “which could be in the form of a café”
  • storage for more than 800 bicycles, and electric vehicle charging points

The café or shop is not confirmed. Both the council and SCIP describe it only as something that “could be” provided.

What it means for you

If you want one of the council homes, they are let through Home-Link, the choice-based lettings scheme South Cambridgeshire uses. You need to be on the housing register first. The council’s apply for housing page explains how. Large new developments sometimes carry a local lettings plan that gives priority to particular groups. None was listed for Cambium Square on that page on 27 September, so check each advert before bidding.

If you are interested in shared ownership, neither the council nor SCIP has published how the 30 homes will be sold. SCIP’s contact page is the route to ask.

If you are buying, Hill is holding a part exchange event at the site on Saturday 17 October, according to its sales page. The sales suite is at Cambium Square, CB23 6DP.

If you live in Lower Cambourne, the foraging route is designed as a walking and cycling link through the new estate towards West Cambourne. No opening date for it has been given.
